I lived in Sun City for three years back in my single days and moved out in 2008, so make what you will of this review.
First and foremost, the location is excellent - you're within walking of the Dongsishitiao subway, Chunxiu Lu, Gongti Xilu, Workers' Stadium North Gate and Sanlitun - and the compound itself is set back from the hustle and bustle of Gongti Beilu on Xinhzong Jie.
The compound consists of four buildings - buildings 1 and 2 are older (dating back to 2002 or so) and were originally intended to be "hui qian lou" (回迁楼)- public housing that was meant for the local residents who had previously lived in ping fang (平房)in the vicinity. Buildings 3 and 4 were built after the developers decided to turn the compound into residential properties, so their overall construction quality and layouts are better than 1 and 2.
I lived in a one bedroom one bath in Bldg 3 and then moved over to Bldg 1 where I rented a 2 bedroom one bath. Both were decent units, but Bldg 3 was better in terms of its layout, plumbing and heating. From what I saw, Bldg 1 has the most impractical layouts, although our 2-1 was decent. The 3 and 4 bedroom units in Bldg 2 we saw also had a lot of wasted space, but some were well decorated by their owners.
Perhaps the worst thing about Bldg 1 units (and Bldg 2, I believe) are the exposed hot water pipes (you can't control the temperature) which make them sauna-hot in the winters - we'd literally spend all winter with all the windows open.
The noise insulation was also pretty crappy in both Bldgs, where I had the misfortune of living beneath two different couples who would intermittently fight/fornicate at ear-splitting volume right above my bedroom. I swear that it was the same woman in both places - she seemed to follow me like a ghost and her squealing in the throes of passion at all hours was more high pitched than a stuck pig.
Otherwise, everything else was just peachy keen. The gym/swimming pool in the underground (http://www.thebeijinger.com/directory/Sun-City-Ouluan-Gym) area between Bldgs 3 and 4 opened right as I was moving out, so I missed out on that, just as I missed out on the Chunxiu Lu/Xingfu Cun explosion of restaurants and expat friendly businesses (although I frequented both April Gourmet and Boucherie Michel when I lived there).
All in all, I'd recommend this compound if you're looking for a fantastic location. I'd say the prices are about average for the area - the rents have gone up since I moved out - one bedroom apartments now appear to be going for RMB 5,000-6,500, but you can find some good deals if you look and negotiate hard enough.
